Gemini Real Estate Advisors, LLC
is a full service real estate company specializing in the
acquisition, development and management of commercial real estate. Our
principals have a complementary set of skills that allow us to pursue
complex real estate situations. We are equally adept at finding value
through design, development, financing and management of our assets.
Collectively, Gemini’s principals have more than 75 years of real estate
industry experience.
We employ a disciplined and entrepreneurial approach
to each investment, which has enabled us to build a portfolio of
properties that are well-positioned to generate cashflow and achieve
growth of capital. As a leading sponsor of real estate investment
programs, we have a proven track record that demonstrates our ability to
invest in high quality, attractively priced real estate transactions,
execute a clearly defined plan to enhance value, and exit our
investments successfully. Gemini, along with our institutional and
high-net-worth individual investors, currently owns a portfolio in
excess of 4 million square feet and approximately $1 billion of
value.
Investment Funds:
Gemini Real Estate Advisors, LLC is the manager of various value-add and
opportunistic Investment Funds for high net worth investors. These Funds
allow our investors to participate on the same basis with Gemini’s
principals and our institutional joint venture partners in opportunistic
real estate projects. This includes ground-up development,
re-development and acquisitions. Our goal is to provide opportunistic
returns while mitigating the risks associated with these entrepreneurial
projects.
Joint Ventures: Gemini
is the operating partner for several projects with institutional private
equity partners. We are especially talented at sourcing high return
opportunistic off-market projects that appeal to institutions that seek
to put capital to work with an experienced operating partner. Some of
Gemini's joint venture partners have included The Carlyle Group, The
City Investment Fund, Fisher Brothers, Hudson Realty Capital and the
Morgan Stanley Real Estate Fund IV.
1031 Tenant-In-Common
(TIC): TIC structures make it possible for individual investors
to acquire a fractional ownership of investment-grade properties with
proceeds received from a sale of another income-producing property.
Investors have the added benefit of being able to defer their capital
gains tax associated with this exchange of property. This process is
referred to as a 1031 TIC Exchange. The TIC investor now becomes a
co-owner of this replacement property and owns a deed to their share of
the property. In addition to the favorable tax treatment on capital
gains, the TIC structure enables 1031 investors to own interests in
properties that were previously accessible only to institutional
investors. Gemini’s TIC programs provide stable monthly cash flow and
potential for growth. Gemini has been a leading sponsor of TIC
investments since its formation in 2003 and is a founding member of TICA
(Tenant In Common Association). To date, we have successfully structured
and closed 27 TIC programs, totaling more than 3.3 million square feet
and a value in excess of $550 million. These TIC programs raised
approximately $180 million of equity from more than 580 investors.
Gemini Advisory
Services: At Gemini, we are committed to determining
client needs and objectives, establishing the right balance of investor
risk and return, providing financing/refinancing advice and execution,
and establishing tax planning and ownership structures.
We provide our investors with a customized plan that we
will execute with their specifically tailored investment criteria. We
will establish a seperate account for each investor, providing them
with a greater degree of control over their investments through Gemin's
Advisory Services platform. Our services include:
